Inventory Report

An inventory report is a comprehensive, concise, and detailed report outlining the general condition of a property prior to a tenant moving in.


Along with the meter readings, the report will list the contents, fixtures, fittings, furnishing (if furnished) and also cleanliness.


All our report’s are supported by high quality images that are date/time stamped and provided in PDF format.

Check In Report

Our clerk will meet your tenant at the property to go through the information in the inventory report.


Your tenant will be given a guided walk through the property to check its condition and cleanliness. 


Appliances and any furniture will be checked, whilst smoke alarm's tested and meter readings are taken.


Any and all discrepancies will also be noted.

 

Once the walkthrough is complete, the tenant will sign the report and also receive their key

Mid Term Inspection report

Also known as an "Interim" report, the Mid term inspection is a general inspection of the property during the tenancy period.


It is a great opportunity for the Landlord to view the property's current condition and level of cleanliness without being to intrusive on the tenant's privacy and personal space.


We always advise and recommend for the tenant to be present as they can use this opportunity to raise any queries or concerns that they may have.

Check Out Report

The Check Out Report is carried out at the end of the tenancy and will note the condition and cleanliness of the property.


This may be used to compare to the original Inventory/Check In report with any discrepancies, changes, damages, lost or replaced items also recorded.


The report will also indicate if a tenant is liable for any damages or deterioration seen or whether it can be attributed to general ‘fair wear and tear’.


Tenants can be present whilst the report is carried out and also return all keys.


The Landlord and Tenant can use this report for discussions or disputes in regards to the costs of damages, missing/replaced items or cleanliness.
